I am considering selling an older house in Columbus, Ohio, and I am trying to figure out whether a cash buyer might make sense for my situation. The property has several areas that need updating, including some repairs that I have not had the time or budget to complete. I am not against making improvements, but I do not want to spend thousands of dollars without knowing whether I would actually recover that money when the property sells.

During my research, I found We Buy Houses As Is and started wondering how these transactions work from a seller’s perspective. Has anyone in Columbus dealt with a cash buyer for an older property? I am interested in hearing whether the process was straightforward or whether there were unexpected complications.

If I choose to sell house as is, should I expect the buyer to inspect everything before making a final offer? How much information should I provide about previous repairs, known problems, taxes, or other property details? I would rather be upfront but also want to understand which information is normally required.

Another thing confusing me is the difference between the advertised offer and the amount received at closing. Are there usually fees deducted from the purchase price? Should sellers ask for an itemized estimate of closing costs before signing the agreement?

I would also appreciate advice about negotiating. If a buyer makes an offer that seems lower than expected, is it normal to discuss the price or ask for an explanation? Would getting another cash offer be useful for comparison?

For Columbus homeowners who have completed this type of sale, how did you choose the buyer? Did you mainly look at the offer amount, or did the closing timeline and contract terms affect your decision?

What should I make sure to ask before moving forward?
